Above Grade Flooring, the Lone Tree-based crew Brian Blaylock started in 2022, brings tired floors back to like-new condition using near-dustless sanding, custom stain matching, and water-based polyurethane finishes that cure in days rather than weeks.
We refinish solid hardwood, engineered hardwood with at least a 3mm wear layer, and parquet throughout the South Denver Metro. Refinishing usually runs 30-50% of what a full tear-out and replacement would cost, and it keeps the grain and character of wood that's often decades old.

Once a floor is sanded down to bare wood, you're choosing from the same range of options as new hardwood - whitewashed, natural, grey, fumed, classic mid-tone oak, or a deep espresso. We bring stained sample boards in your actual wood species so you're deciding under your own home's light, not a store's. Top coats run from matte to satin to semi-gloss, in either water-based polyurethane (low odor, faster cure) or traditional oil-based.

A dust-controlled process you can live around
Our sanding equipment connects straight to commercial HEPA vacuums that pull nearly all the dust out at the source, and we hang plastic containment between rooms so it doesn't drift through the rest of the house. Most families stay living in the home during the project - we just close off whichever rooms are actively being worked on.

Hardwood Refinishing - frequently asked questions
Solid hardwood can typically be refinished 5 to 7 times over its life. Engineered hardwood needs at least a 3mm wear layer to be sanded, and can usually handle 1 to 2 refinishes. We check your wear-layer thickness during the in-home visit before quoting anything.
Water-based polyurethane is walkable in socks within 4 to 6 hours and fully cured in about 7 days. Oil-based finishes need roughly 24 hours before light foot traffic and 2 to 4 weeks to fully cure. We build the schedule around your household.
Surface-level water marks almost always sand out completely. Deep, dark staining from water that sat for weeks can go all the way into the board and may need a section replaced before we refinish around it - we'll tell you which situation you're in during the assessment.
Yes - a full sanding brings the floor back to bare wood, and from there we can stain it into any current color, including grey, whitewash, espresso, or a fumed European look. We'll test the stain on your actual floor before we commit to it.
